The land was originally the home of the Cherokee Nation, who were mostly displaced to Oklahoma along the Trail of Tears in 1838. A grant of 5,000 acres (2,000 ha) was made to Daniel D. Foute in 1837. This included the area now covered by Top of the World, which was purchased by a developer in the early 1960s.
In 1840, the state of Tennessee began to sell the property formerly owned by the Cherokees at the rate of $7.50 an acre. James Whiteside purchased 5,000 acres of land, including most of the northern end of Lookout Mountain. To encourage tourism, Whiteside built a turnpike up the mountain and a three-story hotel for tourists, which opened in 1855.
According to the United States Census Bureau, the town has a total area of 1.6 square miles (4.1 km 2), all land. The town is located on the Tellico River near the location where the river emerges from the higher peaks of the Appalachian Mountains and into the less rugged Ridge-and-Valley Appalachians.

Lone Mountain is a detached ridge-like mountain rising to an elevation of 2,530 feet (770 m) in the southern half of Morgan County.
