    I haven't had much luck with modular homes, mainly because alot of the new developments are all CC&R'd and won't allow them. Plus many of them have gotten so expensive you're better off with a stick built home instead. If you can find land that allows them, they are nice for avoiding the high property taxes most get with a new stickbuilt home.

    P.S. Just re-read your OP -- I think you meant a MOBILE HOME COMMUNITY when you said your "modular house" (which it wasn't) was "in a nice community." Really hate that the mobile home industry has basically deliberately made their "new" name easily confused with MODULAR homes, which are TOTALLY different!

    There is a BIG difference between manufactured and modular homes. Manufactured home is the new name for mobile home. Modulars look just like stick-built homes but are built in a factory under strict Federal guidelines. Anyone considering a modular home should Google the sites of homes builders and look through the pictures.

    I definitely was only referring to classic mobile homes that arrived on wheels to the site. Clayton Homes is one of the remaining manufacturers. There are many types of modular, and some are probably better than others, but all are more structurally sound than an elastic-seeming mobile home.

    The folks at North Country homes are great! we had started looking at putting a modular on a piece of land and they came out free of charge and looked it over to make sure the house could be delivered and gave us some ideas on positioning of septic and well.

    The home we lived in (built in the '90's - '95 I think) had 2x4 wall studs - 16" on center. The outside sheathing was paper thin, but the studs were no different than in a "normal" home. We secured bookcases and shelving units with no problems. However - you can forget drywall anchors in the thin wall covering material.

    They are a great modular home and as far as I am concerned they are a well built modular. Wardcraft builds only modular homes. They never build any hud code manufactured homes. These homes are better built than many other factory built homes on the market. They are only one of a few factories that will let you design your own home.
