Overall, if this map is accurate, SpaceX is nowhere near done buying land. There’s a lot of land they still need to acquire before they can break ground in Boca Chica.
peterabbit456. •. If you look at the zoning map of Boca Chica, about half of the residential lots are now under water. They were flooded away by a hurricane in or around 1965. Unless SpaceX takes the appropriate measures, destruction of the factory and launch site by future hurricanes is all but inevitable.

Google Maps updated their Street View for Boca Chica Village! Now to wait for them to update their satellite imagery... Seriously, the latest data set is from 2017, quite a bit has changed. Satellite for the top view, and aerial for 45deg down view. Aerial is only for the 3D maps for cities.
So, Boca Chica was not chosen because of this 18 mph speed advantage for due East launches. Very likely Elon chose BC because of financial incentives from the state of Texas and because the Gulf weather is more settled at BC than at the Cape, which has to contend with Atlantic Ocean weather causing launch delays.
