That doesn't make sense. I thought every builder did the 10 year structural warranty. Stupid that they are tying it to the loan. They probably don't want to pay the money to purchase the warranty from Home of Texas..etc. If this is true, what a disgrace. They are going to get eaten alive in Telfair if they try to pull that crap.
A previous home warranty company we had in another state gave us a $5 increase in the service call fee in a 4-year time period, and they NEVER increased the premium amount from one year to the next!! We have been told by AHS that ALL of their customers have received an increase this year in their yearly premiums and service call fees.
On the March 2017 lamp start shot off some time. After I moved lamp's plastic head it's back ON. I did it several times. I decided to replace lamp by warranty. It was April 18 2017, 9 days before warranty will expire. I came to the Home Depot to replace lamp, they answer that they cover only 90 days and I need to call Ecosmart for warranty.

The sales guy told me that any accidents like spillage, liquid marks, punctures, minor burn marks, etc. to the furniture is covered.

Finally, most builders give a one year warranty on anything. This would include fixing anything from nail pops to creaky floors (this happens when the house settles), paint touch ups, caulking, etc, etc. We also received (on all the home we built and the spec home) a 10 year structural warranty and 5 year warranty on the roof.
My previous home of 10 years was a David Weekley home and it was fantastic. No major issues at all, and the build process was great. That said, it mostly comes down to the building supervisor more than anything. Two homes from the same builder with a supervisor that cares a lot vs one who is just getting a paycheck will be built very differently.
