USDA 502 Direct Loan timeline. I started looking into the USDA 502 direct loan program in July and decided to apply. I signed up with their e-forms program so I could upload the application and necessary documentation as opposed to snail mail. However, I grew frustrated trying to get the the file uploaded and decided to go with a loan processor.

My wife and I are in the process of fixing her credit to be able to qualify for a USDA direct loan. We are eligible in income and area, just need to get her scores up.
The Direct program is the mortgage of choice for lower income borrowers because it offers payment subsidies and can extend your mortgage out to 33 years (in my case) or up to 38 years in certain cases. The Guaranteed loan appears to offer only 30-year payment terms and does not offer the payment subidies.

The subsidy I qualified for brought down my rate to 1.25%, my annual insurance is estimated at $540, and my annual taxes are estimated at $1,040.
