I had a 16 SEER American Standard in my 1927 bungalow for 12 years. Although it worked well for AC, it didn't function as well as a heat source during very cold spells. The auxiliary heat strips came on quite a but, resulting in higher heating bills (although I was on budget billing, fortunately). In addition, I thought the unit was very noisy.
The only time it makes to "pro-actively" replace HVAC equipment in a rental is when you are deliberately managing gains from sales of other properties. A furnace needs annual inspections to be sure it is safe but if it passes those inspections it almost certainly makes sense to just leave it in place until such a time as problem that is ...

THe lowest for the American Standard, Gold SI, 2.5 ton, 13 seer, was $2650. The Rheem install (same specs, 2.5 ton, 13 seer) for $2,400. So we are only looking at a difference of a little over $200, which is no problem if the American Standard is lower.

If you become an HVAC mechanic while young, you can work hard and study harder. As you gain experience and knowledge, you can then move up in position or you can move to being an HVAC mechanic for a large building (public school, office building, hospital, etc) These mechanics don't get paid as much, but they're not expected to do as much back ...
ICP is a cheap Carrier HVAC system. For that reason alone I'd be replacing the entire unit. Not sure which is worse, Carrier or Goodman but both are cheap junk. The question of replacing any parts before they fail is kinda dumb. The units we use, Trane, American Standard, or Ruud do not have any kind of failures in at least the first 10 years.
The HVAC company came out and took a look and definitely found some funky microbes in both of the plenums (we have 2 units). Attaching picture of one and this was the cleaner one. The other unit was even worse. So, we're having the HVAC company clean out our units including the vents.
