In this case the actual rental period is 13 months. If the lease rate is $1,500/month, the so-called face rent, then the total rent paid by the tenant will be 1,500 x 12 = $18,000. Over the 13-month period, this means the net effective rent is $1,385/month. Similar tenant inducements are often applied to large retail and industrial units as ...
The effective interest rate (EIR), effective annual interest rate, annual equivalent rate (AER) or simply effective rate is the percentage of interest on a loan or financial product if compound interest accumulates in periods different than a year. [1] It is the compound interest payable annually in arrears, based on the nominal interest rate ...
The effective interest rate is always calculated as if compounded annually. The effective rate is calculated in the following way, where r is the effective rate, i the nominal rate (as a decimal, e.g. 12% = 0.12), and n the number of compounding periods per year (for example, 12 for monthly compounding):
r(t) is the rate of flowing cash given in money per time, and r(t) = 0 when the investment is over. Net present value can be regarded as Laplace-[20] [21] respectively Z-transformed cash flow with the integral operator including the complex number s which resembles to the interest rate i from the real number space or more precisely s = ln(1 + i).
The annual effective discount rate expresses the amount of interest paid or earned as a percentage of the balance at the end of the annual period. It is related to but slightly smaller than the effective rate of interest, which expresses the amount of interest as a percentage of the balance at the start of the period.

For most MBAs, the discount rate IS the rate used in a dicounted cash flow analysis. The NPV is calculated by dicuonting future cash flows using the dicount rate. I also think it misleading to say later on that you use a rate to calculate IRR. The point of IRR is that you need not assume any rate. The cash flows themselves determine the IRR.
Bilateral exchange rate involves a currency pair, while an effective exchange rate is a weighted average of a basket of foreign currencies, and it can be viewed as an overall measure of the country's external competitiveness. A nominal effective exchange rate (NEER) is weighted with the inverse of the asymptotic trade weights.
